Off Market Property Purchase

Given the high number of properties we manage, there are times that Owners need to sell a property. It could be this was their original exit plan, it could be their circumstances have changed. Either way, they would obviously prefer to sell with a tenant in place, which means they keep the income until the property is sold. This has the obvious benefit for the new owner, who has a sitting tenant.

Where this happens we assess each property, in particular the return based on the rent and the sale price. If it seems a suitable investment, we then offer that property to potential investors, before it goes on the open market.

If anyone is interested we introduce the seller to the buyer to agree a deal, or we can negotiate on their behalf.

When a sale is agreed then, as a current customer you will:

• Pay us 1% of the purchase price, plus
• Use our Tenancy Management service to support this property for no less than 2 years
