Self-managing your rental: are you really saving money?
Let’s have a very honest conversation about self-managing a property
So many owners tell me, “I manage it myself because it saves me money”. And I completely understand that thinking. On the surface, it feels sensible. Why pay a management fee if you can do it yourself?
But the latest Q4 2025 Landlord Trends research from Pegasus Insight has revealed something that made me stop and think.
The average landlord with three or more properties is now spending 31 hours per month managing their rental properties. That’s almost four full working days.
And if you own 11 or more properties? That jumps to 78 hours per month — nearly ten working days.
That’s not passive income. That’s a part-time job.
“It’s only an hour here and there…”
When we speak to owners locally in St Ives and across Cambridgeshire, they often say:
“It’s not that much really… just the odd phone call.”
But when we break it down, it usually looks more like this:
- Arranging a gas safety certificate
- Chasing an electrician for an EICR
- Reviewing EPC requirements
- Dealing with a repair
- Responding to a resident query
- Checking rent has arrived
- Reading up on legislation changes
- Updating paperwork
Individually, each task feels small but collectively, they add up.
Pegasus’ research confirms what many of you are already feeling — the workload in the Private Rented Sector has grown significantly.
- Regulation has increased.
- Compliance expectations have tightened.
- Administrative requirements have multiplied.
- The sector is becoming more professional.
And that all means more time.
Let’s talk about the real cost of self-managing
I’ve said before, even if you only spend one hour a week managing your property and you value your time at £100 per hour, that’s £5,200 per year.
But if we use Pegasus’ more realistic average of 31 hours per month? That’s 372 hours per year.
Even if you value your time at £50 per hour, that’s over £18,000 worth of your time.
Now, I’m not suggesting you send yourself an invoice, but I am gently asking:
- What else could you be doing with that time?
- Growing your business?
- Spending time with family?
- Planning your next investment?
- Simply switching off?
Because time has value — even if we don’t always put a number on it.
And then there’s the actual running costs
The research also shows that around 23% to 24% of gross rental income is absorbed by running and maintenance costs.
That’s before you factor in your own hours.
So when owners say, “I’m saving the management fee,” we need to look at the bigger picture. Are you really saving? Or are you absorbing hidden costs in time, stress and risk?
The myth of passive income
There’s still a perception that landlords “sit back and let the cash roll in.”
If only!
The Pegasus spokesperson put it perfectly — as regulatory and operational requirements increase, so does the workload.
Larger portfolios, buy-to-let mortgages and HMOs naturally come with greater complexity. But even single-property owners are feeling the pressure. And here’s the important point:
This isn’t a negative thing: it’s a sign that the sector is maturing.
The Private Rented Sector is becoming more professional. That protects residents; raises standards; rewards serious, committed owners – but it does mean the casual approach no longer works.
“I just don’t want the hassle anymore”
This is something we hear more and more.
Not “I can’t manage it”, but “I don’t want to manage it.”
Owners are busy people.
You have careers, businesses, families, responsibilities. Your rental property should support your life — not dominate it. And that’s where professional management isn’t about losing control, it’s about regaining headspace.
What proper management actually changes
There’s a difference between rent collection and real management. Real management means:
- Proactive compliance monitoring
- Structured maintenance planning
- Clear documentation systems
- Market-led rental reviews
- Careful Resident selection
- Risk reduction
It means fewer: reactive emergencies, late-night worries, “Have I missed something?” moments.
It connects action to outcome:
Better presentation → Stronger Residents → Reduced voids
Proactive maintenance → Lower long-term costs → Asset protection
Legislative tracking → Compliance confidence → Financial security
That’s not just convenience. That’s protection of your investment.
Why we care so much about this
At Maxine Lester Lettings and Property Management, we’ve specialised exclusively in residential lettings since 2005.
We don’t get distracted by sales and our entire focus is on supporting owners and residents properly. We started this business because we believe owners deserve Expert, Honourable and Personal support, and part of that is being honest.
If you genuinely enjoy managing your property, have the time, understand the legislation and feel confident in compliance — that’s wonderful.
But if you’re quietly feeling stretched…
If legislation feels overwhelming…
If you’re constantly chasing trades…
If you worry about making an expensive mistake…
Then perhaps it’s time to look at it differently.
A gentle question
If you added up:
- Your hours
- Your stress
- Your risk exposure
- Your running costs
Would you still describe self-management as “saving money”? Or would you describe it as hard work? There’s no judgement either way, but clarity is powerful.
Let’s take the pressure off
If you would like to understand what full professional management would look like for your property — in practical, financial and emotional terms — we would be delighted to have that conversation.
No pressure.
No obligation.
Just clear information.
Because your rental property should feel structured, secure and well looked after and in today’s increasingly professionalised market, having the right support behind you isn’t a luxury, it’s smart business.
If you’re ready to spend less time managing and more time living, let’s talk.
