Renters’ Rights Bill – what we know, what we don’t, and why you need to be ready

Picture of Houses of Parliament

If you’re an owner right now, you’ll know that change is in the air. But the frustrating truth is that we don’t yet know exactly when those changes will land. The Renters’ Rights Bill is making its way through Parliament, and whilst the timing has slipped, the outcome is not in doubt: the Bill will become law, and owners need to be ready.

Our team have been following the vagaries of this Bill since 2019 and have been putting in more controls. Why? so you don’t need to worry. And it’s why we’re hosting our webinar on Wednesday 9th October, giving you the clarity, context and practical steps you need to protect yourself and your property.

The latest from Parliament

The Renters Rights Bill will now return to the House of Lords on 14th October for its final stages before Royal Assent. It had been expected before the Labour party conference at the end of September, but the resignation of former Housing Secretary Angela Rayner pushed it back beyond the party conference season.

Here’s what you need to know right now:

  • It’s happening – Section 21 is going, fixed term tenancies will end, and new possession grounds are coming into play. Many of these changes will apply straight away once the Bill becomes law.
  • Phased introduction – some elements, like the new national landlord database and Ombudsman requirements, will follow later after a transition period.
  • Pets – there will be no separate pet deposits, and no requirement for Residents to take out pet insurance. The standard five-week deposit remains the cap.
  • Re-letting after sale – the 12-month restriction stays in place, meaning owners can’t re-let for a year after using the “selling” ground for possession.

Why this matters to you

For owners, the risk lies not in the Bill itself, but in getting things wrong once it’s live. The law is changing fast, the paperwork is as far as we have seen complex, and the penalties for mistakes can be severe.

That’s why our team has been working behind the scenes to make sure our processes, training and legal knowledge are already aligned with what’s coming. When the rules change, we’ll be ready – and that means you’ll be protected.
