Going the extra mile for our Landlords

Some companies constantly talk about how they are great at customer service, but we can actually show you!

Let me tell you a little story about what our senior lettings negotiator Steph Marshall just did for one of our overseas landlords:

The landlord in question wanted to expand his rental property portfolio and asked Stephanie to keep on the look-out for something along the specific criteria given, up to around £140,000.  He was looking for a gross rental yield of approximately 5%.

After a few weeks of searching, Stephanie found a property in Chatteris that ticked all the boxes, carried out the viewings and negotiations (achieving a 5% reduction on the asking price in the process). However, this was not the end of Steph’s work.  As soon as she had an idea of the exchange date she started mentioning the property to our rental applicant database, in the hope of getting a tenant lined up to coincide with the completion of the sale.  Of course, Steph is like a dog with a bone, so she found a tenant immediately, negating the need for the property to be advertised on the internet or property portals, such as Rightmove and Zoopla.

Unfortunately, out of Steph’s hands, the completion date of the property purchase was delayed and then suddenly everything sped up again and we discovered we only had 2 days to get into the house and get it prepared for its new tenants.  As would happen, what we call ‘Sods Law’, all of our cleaning contractors were tied up on other jobs, right when we needed them!  So, without a moment’s thought to her nails, Steph got out her cleaning equipment, put on her overalls, got down on her hands and knees and cleaned the house herself.

The outcome was a perfect house ready for the inventory to be carried out the next morning and new tenants moving into their new rental home only 48 hours after the sale completed.  A very happy couple of tenants, a very happy landlord with rent in his bank account, and pizza for Steph!
