We have designed our Owner service packages to allow you to choose the package that suits your circumstances. If the following packages don’t match your needs please get in touch so we can create a service for you.

We have shown charges for each package, these are the maximum charges and may be reduced for higher quality properties or Owners with multiple properties.

 

Self Manage Service Package

For owners who need their property marketed well in order to source, reference and agree high calibre residents, with an up-to-date legally secure tenancy signed. Unless these Owners have also chosen one of our other services, these owners should be very confident in completing all aspects of the formal tenancy check-in (essential if you ever need to evict your resident), managing their property and residents, including all maintenance issues and out-of-hours calls. They should have a secure process for handling unpaid rent, managing all maintenance, keeping appropriate records and be up-to-date with all legal changes. We can provide this service for a one off fee of just 83.3% of the 1st month rent, with a £750 minimum (+VAT)

Set Up and Monitor Service Package

Owners who want the benefits of the ‘Self-Manage’ service package along with the peace of mind from knowing their rent is diligently collected every month, the formal tenancy check-in is completed properly, utilities have been notified of the tenancy starting and the deposit is protected in line with legislation. These owners should be very confident in every other aspect of managing their property and residents, including all periodic safety compliance certificates, maintenance issues and handling out of hours calls. They should be up-to-date with all rental legislation and happy to handle all resident communication. Our Landlord Compliance Checklist may help you assess if you feel confident doing this.

We can provide this service for a monthly fee of just 7% of the monthly rent, with a £55 monthly minimum (+VAT)

Owner Support Service Package

Owners who want the benefits of our ‘Set Up and Monitor’ service package with the confidence of knowing the periodic compliance certificates are completed, we complete the first Safety Compliance Visit, we handle the maintenance calls out of hours and when you’re on holiday, rents are reviewed annually and you have advice on handling any resident behaviour issues. These owners are confident managing all maintenance issues and having day to day contact with their residents.

We can provide this service for a monthly fee of just 9% of the monthly rent, with a £75 monthly minimum (+VAT)

Tenancy Management Service

Owners who want the benefits of the ‘Owner Support’ service package without handling day to day contact with their residents. This package includes 24/7 resident contact for any resident issues, covering tenancy related maintenance, including management of property preparation between residents. We will handle all resident queries, plus any manage tenancy renewal and serve any Section 21 Notices to end the tenancy. We will also advise on any tenancy related legal issue.
We will automatically handle all repairs up to £350 in value and agree more expensive works directly. All works will be completed by our approved contractors, with access properly arranged.

We can provide this service for a monthly fee of just 12% of the monthly rent, with a £95 monthly minimum (+VAT)

Concierge Service Package

Owners who want the benefits of the ‘Tenancy Management’ service package plus the assurance of having full Legal Expenses and Rent Protection cover, two Safety Compliance Visits p.a. and end of tenancy report and negotiations completed at no extra charge.

We also provide an annual portfolio review to ensure you are getting the best return from your investment, plus our Buy to Let advisory service and our all access seminar pass, so you can always be certain you are as well informed as possible about your significant investment. This service is ideal for portfolio owners and owners who are not local, so unable to manage issues directly.

We can provide this service for a monthly fee of just 16% of the monthly rent, with a £135 monthly minimum (+VAT)

Owner Rescue Package

Sadly, life is not perfect!

Whilst most tenancies work well, when they don’t, it can get messy and expensive. Renting is a legal minefield – one wrong step by you or your agent and you may not be able to get your property back. For most owners this can be hugely stressful as they have a significant investment tied up in their property and the rental income is important.

Many Owners believe they can manage things themselves, which it appears they can when things are going well, but sometimes they inadvertently cause themselves a problem, which can takes years to appear. You need considerable expertise and knowledge to avoid such problems – even more to get you out of the mess so you can have peace of mind!
