The annual Gas Safety Certificate is the boiler equivalent of the annual MOT safety check on your car – it checks the safe operation of the boiler, it does not include a full manufacturers service. As some people believe the gas safety certificate includes a service, it is important to understand what is and is not included.

What is included as part of the Gas Safety Certificate?

Also known as a CP12 this is a legal requirement for landlords to be conducted annually on any gas appliance (boiler, hob, oven etc.). It includes:

  • Boiler pressure
  • Air supply
  • Gas is being burned correctly and efficiently
  • Flues and chimneys to ensure the flue gases can escape
  • Safety cut off valves and other devices

However where our approved contractors complete these checks we require they also check the CO alarm and carry out a “Boiler Service Check”.

What is included in "Boiler Service Check"?

A “Boiler Service Check” involves a visual check of the boiler and those parts exposed during the gas safety check to spot obvious problems – it includes:

  • Checking for obvious signs of leaks or corrosion
  • Checking the seals appear intact
  • Cleaning the parts exposed by the gas safety check
  • Clearing condensate trap
  • Checking the function of the boiler
  • Checking no obvious signs of problems elsewhere e.g. expansion vessel

"Boiler Service Check" or Full Manufacturers Service?

The “Boiler Service Check” is not the full boiler manufacturer service.

The manufacturers typically require an extensive checklist of items requiring significant dismantling of the boiler, draining down of the system, plus replacement of many seals and some parts.

We strongly advise this full manufacturers service is always completed when the boiler is within warranty.

A manufacturers boiler service typically costs around £90-£100. However when done at the same time as a Gas Safety Certificate, our contractors charge just £40 on top of the gas safety certificate charge, plus any parts (usually seals etc).

If you would like the full manufacturers service, please let us know.

Be careful, we’ve seen some landlords being caught out by having boiler cover which includes the Gas Safety check on the boiler, but not on the other appliances. These landlords felt they were doing the right thing, but were breaking the law by not checking all gas appliances. We do not believe most boiler cover is cost effective, which we’ve explain on our contractor management page.
