Owners have substantial cost whenever residents change.
An advantage of a fixed term tenancy is both residents and owners commit to that tenancy until an agreed end date, giving both parties certainty. This is a legally binding commitment.
If you wish to end the tenancy earlier than this agreed date then this will need formally agreeing with the property owner. They are unlikely to agree to end the tenancy early unless you compensate them for the extra costs they will incur as a result of you leaving.
Ending a tenancy early takes a great deal of extra time, as the changeover of residents in an early check out is not as simple as a regular new tenancy beginning. A key challenge is the date is not known until the new residents have completed referencing, and could then be very quick, leaving too little time to make proper arrangements.
To help you make a decision we have shown below the typical costs your owner would want covering before agreeing to you ending the tenancy early.
Details of Owners charges can be found here.
There is substantial extra time and complexity involved in ending a tenancy early, it is not as simple as a regular new tenancy beginning. A key challenge is we have a flexible tenancy change date, which makes it harder to plan work and contractors, often adding extra costs.
In order to ensure a swift turnaround between your tenancy and the next your owner is likely to require you use our Check Out cleaning service at your cost.
The purpose of this clean is to ensure the property is cleaned to the standard of the inventory you agreed at the start of your tenancy (not any higher standard) plus to ensure the clean is completed quickly with no remedial issues which will impact on new residents.
Assuming you and your property owner can agree then we will start marketing the property as normal. Once suitable residents are found, who pass referencing and have committed to take the property, we can inform you of the date their tenancy can start.
You will be expected to meet the full costs of the rent and any occupancy and utility costs (including council tax etc) until the day before their tenancy starts. However you will be expected to vacate the property 5 working days before, to allow time to prepare the property, without the property owner suffering any additional loss.
Given the substantial costs of an early end to any tenancy, we strongly recommend residents stay in their property until the end of the agreed fixed term. However if you wish to start negotiations with the property owner to leave earlier than the agreed term, please get in touch.
Very professional organisation that gives good service to both the tenants as well as the landlord. Highly recommended.
