What rent can I charge?

An important part of our service is to advise you on rental valuations. It is important to remember that the lettings market is just that - a market. It is important to set the rental level correctly so as to attract and retain good quality tenants. Too high a rent may mean that the property remains empty for too long, or that tenants don't stay but move on to other properties which may be cheaper. Too low a rent means you miss out on valuable income.

We not only advise you on the initial rental, but we also review the rental with you regularly in the light of an ever-changing market. It is part of our service to keep you advised about changing market conditions.

What sort of tenancy agreement do I need?

What sort of tenancy agreement do I need? This is a critically important part of our service. As a general rule we would provide an Assured Shorthold Tenancy Agreement for a period of six months. But there are circumstances when some other form of Agreement, or timescale, is appropriate.

One very important aspect of property letting which often gets overlooked by inexperienced landlords is the critical importance of issuing Housing Act Notices - needless to say this is an automatic part of our service, and we will always advise you when an Assured Shorthold Tenancy Agreement is not the correct one to use.

How do I ensure that I get quality tenants?

When we market your property we investigate the suitability of tenants and use an independent Credit Referencing company - Homelet to carry out checks on all adult tenants - who have to complete an application form and sign our terms and conditions of letting. The areas that are explored are as follows:-

  • Credit History
  • Fraud footprints
  • CCJ's
  • Employment verification
  • Past landlord references
  • Rogue Tenant Footprints

Under some circumstances we may also ask for a guarantor. This is someone who will be legally responsible for paying the rent as well as carrying out the tenants other obligations, in the event that the tenant does not do so.

Once a tenant is installed we also carry out inspections of your property, on a basis agreed with you at the outset, to ensure that it is being cared for.

How much will it cost?

How much will it cost? Our fees are highly competitive, and most importantly we have a simple fee structure so that you do not ever have to worry about unexpected additional charges appearing. Our aim is to provide an excellent service for an all-embracing comprehensive fee.

We do not normally charge any advance fees - all our fees are deducted from rents received.

When our full management service is used we retain a sum of money to cover urgent repairs. This enables us to respond quickly by engaging an appropriate tradesman to deal with repairs without the need to refer back to landlords each time. We suggest this should be a minimum of £100, but this will always be agreed with the landlord at the outset. We would also agree a maximum expenditure figure above which we would always refer to the landlord for authority to proceed.
