We have designed our landlord service packages to allow you to choose the package that suits your circumstances. If the following packages don’t match your needs please get in touch so we can create a service for you.

We have shown charges for each package, these are the maximum charges and may be reduced for higher quality properties or landlords with multiple properties.

 

Tenant Find Service

Landlords who need their property marketed well, in order to secure high calibre tenants under a legally secure tenancy agreement. These landlords should be very confident in managing their property and tenants, including all maintenance issues and out-of-hours calls.  They should have a secure process for handling unpaid rent and be up-to-date with all legal changes and happy to negotiate any deposit issues at the end of the tenancy.

We can provide this service for a one off fee of just 50% of the monthly rent, subject to a £500 minimum (plus VAT)

Rent Collection Service Package

Landlords who want the benefits of the ‘Tenant Find’ service along with the peace of mind from knowing the rent is diligently collected every month and all relevant safety / compliance issues are speedily organised. These landlords should be very confident in managing their property and tenants, including all maintenance issues and handling out of hours calls.  They should be up-to-date with all legal legislation and happy to negotiate any deposit issues at the end of the tenancy.

We can provide this service for a monthly fee of just 6% of the monthly rent, subject to a £35 minimum (plus VAT)

Property Visit Service Package

Landlords who want the benefits of our ‘Rent Collection Service’ with the confidence of knowing the property is visited regularly and there is someone to turn to for legal advice when needed. These landlords should be confident in managing their property and tenants, handling all maintenance issues, including out-of-hours calls (except when on holiday), plus happy to negotiate deposit issues at the end of the tenancy.

We can provide this service for a monthly fee of just 8% of the monthly rent, subject to a £50 minimum (plus VAT)

Tenant Contact Service Package

People who want the benefits of the Property Visit Package plus the assurance of knowing that any issues discovered during visits are handled, that any problems with the property found at the end of tenancy are swiftly addressed, and out-of-hours maintenance calls are handled. These landlords are confident managing all maintenance issues and having some contact with their tenants.

We can provide this service for a monthly fee of just 9.5% of the monthly rent, subject to a £65 minimum (plus VAT)

Property Management Service Package

Landlords who want the benefits of the Tenant Contact Package plus the assurance of knowing that we will be the first point of contact for any tenant issues, covering maintenance 24/7 and handling all repairs up to £250 in value. All works will be completed to a high standard by approved contractors, with access arranged. These landlords want to have the property managed and no direct contact with their tenants.

We can provide this service for a monthly fee of just 11.5% of the monthly rent, subject to a £75 minimum (plus VAT)

Maintenance Review Service Package

Landlords who want the benefits of the Property Management Package plus the assurance of knowing that there will be nothing spent on their property without their prior approval, unless it is a priority issue.

We can provide this service for a monthly fee of just 13% of the monthly rent, subject to a £85 minimum (plus VAT)

Property Management PLUS Service Package

Landlords who want the benefits of the Property Management Package plus the confidence of knowing they will have no additional charges other than repairs.  This means one monthly fee covers all routine costs associated with managing your tenancy. This also means fewer decisions from you as we will get on with all routine issues without troubling you.

Upgrade your Property Management or Maintenance Review package for just an extra £46 per month (plus VAT)

Premium Service Package

People who want the benefits of the Property Management Plus Package plus the confidence of having a single point of contact for all decisions and feedback about their property, plus having any property issues managed on their behalf, meaning minimum inconvenience to you.
